How quickly do we have to move out after closing?

We work with you to figure out the best fit depending on your circumstances. We usually do not buy homes with a closing date beyond 3 months after we put the home under contract. We do allow some people to stay in the home for up to  1 month with no charge to you.

What happens when a property came from a family member who didn’t have a will?

What if the owner or co-owner doesn’t live nearby?

The majority of our closings can be done remotely. We can arrange for you to meet with a notary and all you’ll need to do is sign the paperwork.

What if my mortgage is not up to date?

If you’re behind on your mortgage, call us immediately! Many banks move quickly to take properties back from the owner. We have years of experience in negotiating with banks and lenders, and that includes reducing any penalties you might owe.

What if my home has a tax lien or another type of lien against it?

This is a complex question and our answer depends on your circumstances – but we have purchased properties that have tax liens, mechanics liens, and HOA liens.

Do I need to clean the property once we make a deal?

No! You just take the items you want and let us know what you will leave and we will make arrangements to clear out and clean the property.
